A Double Success for Spawforths at City Fields

Spawforths secured the latest two planning permissions at City Fields at Wakefield Planning & Highways Committee on the 6th December 2017 which were both were unanimously approved.

City Fields is a 154 hectare allocated urban extension to Wakefield which includes the recently opened Wakefield Eastern Relief Road (WERR). Spawforths have worked on the City Fields site since its manifestation and successfully secured the removal of the site from the Green Belt and its subsequent allocation as a Special Policy Area in the Council’s Site Specific Polices Local Plan in 2012.

In the last five years, Spawforths have worked collaboratively with the Council and a number landowners and developers including the HCA to obtain significant planning permissions at City Fields. These permissions include the 4km WERR, a retail centre, 834 residential units and over 500,000ft2 of employment and commercial space to help deliver one of the biggest regeneration initiatives ever seen in the City of Wakefield.

Spawforths, on behalf of Stretton Estates (Wakefield) Ltd, secured full planning permission for a Local Retail Centre at Doncaster Road, Wakefield. The Local Retail Centre site occupies a key location on an important road corridor into Wakefield and forms the southern gateway to the WERR and City Fields urban extension. The retail proposals comprise a drive thru restaurant, food retail unit and a mix of smaller units and will complement the proposals approved for 334 dwellings on the adjacent site formerly occupied by the Wakefield B Power Station.

Spawforths, on behalf of the Wakefield East Consortium secured reserved matters approval for 171 homes at City Fields Phase 2 which is situated towards the northern gateway of City Fields. The application was determined within the statutory timescales and with no objections from any consultee.

City Fields Phase 1 (329 homes) is currently on site and this approval will allow for the City Fields allocation to continue delivering plan-led market and affordable homes.
