Expansion of Industrial Estate, Alchemy Way, Knowsley

Spawforths, on behalf of Network Space, have prepared and submitted a hybrid scheme to Knowsley Council, comprising a full planning application for 101,150 sq ft of B1(b) (c), B2, B8 employment space across three new industrial units, and an outline planning application for up to 176,000 sq ft of new employment space on their existing Alchemy Way Industrial Park near Kirkby.

The regeneration of this site will form a final phase of industrial development, in this prominent location at the heart of the Knowsley Industrial Park, which offers superb connectivity to the motorway network and direct assess to the A580 East Lancashire Road.

The proposals will have a positive socio-economic impact and will bring clear benefits and investment to the local and wider area. The hybrid application seeks flexibility regarding the employment use in order to secure a market-facing planning permission, which can react to change in market demand. This will allow subsequent phases of development to respond to known market requirements, and offer occupiers the opportunity to acquire land to develop their own facilities and requirements that do not detract from the balance of the site.

Determination of this application by the Council is expected by the end of 2016.
